What Rosewood is built from
South of downtown between Shandon and the airfield, on the grid either side of Rosewood Drive. Small cottages, bungalows and brick ranches built from the 1920s through the 1950s, mostly on piers, on flatter and lower ground than the neighborhoods uphill of it. Front porches, short driveways, and very little tile anywhere.
The most mixed street life on the route: long-term owners, young families doing their own renovations, and a share of rental houses. Rugs here are more often hand-tufted or machine-made than hand-knotted, and they work considerably harder for a living.
The Rosewood problem
Rosewood is low, flat and drained by a system built for a smaller city, which is why water gets into these houses when a summer storm parks overhead and why the October 2015 rainfall reached floors that had never seen it. The rugs that come off those floors are usually hand-tufted, and that construction has a specific failure: the pile is glued to a scrim with latex, and once that layer gets wet it delaminates and starts giving off the sour old-glue smell people mistake for mildew. On top of that this is a dog and cat neighborhood, and urine salts left in a foundation are hygroscopic — they pull moisture back out of the air every humid afternoon, which in Columbia is most of the summer, so the smell returns in the heat no matter how many times the surface is sprayed. Both problems live under the pile, which is why nothing applied on top holds for more than a fortnight.
