What Shandon is built from
Laid out from about 1900 as the streetcar suburb southeast of downtown and built out through the 1920s and 1930s: Craftsman bungalows, foursquares and cottages on a tight grid of college-named streets, almost all of them raised on brick piers over a vented crawlspace, with original heart pine or oak floors and deep front porches. Willow oaks and water oaks arch over most of the block.
Long-tenured owners, professionals walking to Devine Street, and a steady handover of houses to younger families who keep the floors bare and put a good rug in the middle of the room. Hand-knotted pieces are common here, often inherited rather than bought.
The Shandon problem
The crawlspace is the reason Shandon rugs fail, and almost nobody looks in it. A raised floor over vented earth means outdoor air is invited underneath the house all summer, and Columbia air in July carries a dew point the crawlspace soil and joists sit well below — so moisture condenses under the floor and works upward through the boards. A rug on heart pine over that is being dried on one face and wetted on the other for four straight months. Then there is the canopy. Those oaks and the pines behind them drop a heavy pollen load in March and April, it comes in through porch doors and window screens, and it settles at the base of the pile where vacuuming does not reach. Organic debris plus a foundation that never gets properly dry is how a rug that looks fine starts smelling like the inside of a cupboard by August.
