What Wales Garden is built from
A small 1920s neighborhood tucked between downtown and Shandon off Devine and Maple, laid out with curving streets rather than the grid on either side of it. Period-revival houses — Tudor, Colonial Revival, a few Spanish-influenced — with plaster walls, original wood floors, crawlspaces and rooms sized to the rug rather than the other way round.

The Wales Garden problem

Heavy shade means roofs, walls and yards dry slowly after a storm, and in a season where rainfall peaks in the hottest months a shaded 1920s house spends a lot of the year at a higher indoor moisture level than the one two streets over in full sun. Add a retrofitted cooling system pushed through a house that was never ducted for it, so some rooms are dry and others never get airflow at all, and you get a rug that has been quietly holding moisture in its cotton warps for years. The other thing here is age. These are ninety- and hundred-year-old foundations. Cotton weakens as it cycles between damp and dry, and a rug that has done that a few thousand times develops brittle warps that split the first time somebody drags a chair — a repair problem long before it is a cleaning problem, and one worth catching from the back of the rug rather than the front.
